What renting costs in Calgary1
Calgary CMA, October 2025. Average monthly rent for apartments newly rented in the past year.
- Studio
- $1,448 new lease
- 1 bedroom
- $1,562 new lease
- 2 bedroom
- $1,836 new lease
- 3 bedroom or more
- $2,093 new lease
A vacancy rate of 5% means a loose market, so you have more room to negotiate and choose. A rental condo costs about the same as other apartments here: $2,030 for a two-bedroom, against $1,914 for all two-bedroom apartments.
Hail, smoke and flood: what to ask before you buy2
Local risks that newcomers often miss. Each neighbourhood page shows its own flood and airport-noise exposure; hail and smoke hit the whole city.
Hail. Calgary gets some of Canada's most damaging hailstorms. The June 2020 storm caused about $1.3 billion in insured losses, and the August 5, 2024 storm about C$3.25 billion (CatIQ's estimate), hitting northern Calgary and the airport; one early survey counted at least 35,000 damaged homes. There is no official hail map by community, so we do not rank neighbourhoods; two recent big storms crossing the north is not proof that other areas are safe. Ask about hail deductibles (often a percentage of the home's value), roof age and impact-resistant shingles, and what the condo or building's insurance covers.
Wildfire smoke. Environment Canada counts a smoke hour as an hour when smoke cuts visibility to 9.7 km or less. Calgary logged 512 between May and September 2023, a record, and about 200 in 2024, against a 1981–2010 average of 12 for the whole season. Smoke affects every community; a home with good air filtration or a heat pump helps. Check today's reading on the Air Quality Health Index.

Sources and notes
- Source: CMHC Rental Market Survey, privately initiated apartment buildings of three or more units. Figures cover the whole metro area, not individual neighbourhoods: expect less in older buildings farther out and more in new towers near transit or downtown. Houses, basement suites and rooms are not in the survey, and asking rents on listing sites can be higher than these averages. Each neighbourhood page shows the average rent for its CMHC survey zone. ↩
